Residential and hospitality development ramped as San Antonio eased out of pandemic status. Local and national developers were filing for construction permits and design approvals for apartment and hotel projects mostly in downtown near the River Walk and the Broadway corridor in 2022.

Whether it's a ground-up development or renovation to a historic building, San Antonio has plenty to look forward to in the way of housing and luxury amenities. Some projects broke ground this year, while others are set to open in 2023 and beyond.

Here are all the upcoming San Antonio hotel and apartment projects.

This 261-unit apartments from affordable multifamily developer Lynd Co. will sit near the Pearl at the corner of Josephine Street and Euclid Avenue. In January 2022, Lynd borrowed $53 million to begin work on the project that will have about 130 units geared toward families making up to 60% and 80% of the local average median income. The rest will be leased at market rate.

It won't be without luxury amenities, including a rooftop pool. It's not clear when it will open, but the Josephine website says "Coming Soon 2023."

The courtyard will feature swanky outdoor lounges next to the guest bungalows.

White Lodging originally had a different name planned for this remodel of the old Marriott Plaza hotel not far from La Villita, but the hotel developer decided to change the name to the Plaza San Antonio Hotel & Spa in a nod to its past.

The 253-room luxury hotel will have a resort-style pool, bar, meeting rooms, a destination spa, and space for a new restaurant and bar featuring "cross-cultural cuisine." There will also be a garden oasis courtyard with a bar. It's set to open in 2024.

A development group connected to the Pearl is in the midst of building 263-unit apartments on the River Walk near the Pearl at 1126 E. Elmira St., San Antonio, TX 78212. The apartments will have a ground level space for a restaurant, co-working space, a coffee shop, and an elevated pool and patio area above the coffee shop.

Developers told Bexar County Commissioners in August 2022 during a tax abatement discussion that the project was slated for 2024.

California developer Harris Bay plans to build a 112-room boutique hotel on a River Walk-adjacent property it bought in April, its co-founder said Monday.

The Artista hotel is a project from California developer Harris Bay, who we'll see pop up on this list one other time. The 112-suite hotel is going in on the corner of Travis and St. Mary's streets next to the Travis building. Accor was selected to manage the hotel that will have a restaurant from Morgans Originals, which oversees sushi bar Katsuya, Italian restaurant Fi'Lia, and Mexican cuisine restaurant Diez y Seis.

A recent filing with the Texas Department of Licensing and Regulation signaled that developers were breaking ground in July this year and finish in in 2025.

Weston Urban, the developer behind the Frost Tower, has been leading this apartments project since 2021. It will make over the historic Continental Hotel and Arana building into a 15-story, 255-room apartment complex at 332 W. Commerce St., San Antonio, TX 78207.

Work has begun and the project was slated for 2024, according to a filing with TDLR.

Weston Urban has multiple projects in the works in San Antonio. That includes plans to turn the old Koehler House at 310 W Ashby Place, San Antonio, TX 78212, into a hotel and restaurant. The local developer purchased the home from the Alamo Colleges District for $2 million in February 2022. Unfortunately there hasn't been much movement on the development since then.

Weston Urban appears again. This time it's about its San Antonio skyline-altering 32-story residential project at 305 Soledad St., San Antonio, TX 78207. The tower will have 354 multi-family residential units, two amenity decks, a state-of-the-art fitness center, and apartments with high-end finishes. Weston Urban broke ground on the project in April 2022 and is set to finish in 2024.

If you're familiar with the Aztec Theatre, then you know exactly where this 77-room hotel with a rooftop lobby will be built. Right on top of the Aztec Theatre at 104 N. St. Mary's St., San Antonio, TX 78205. Developers on the project chose Marriott Tribute to run the hotel in June 2022 that will have amenities like a salt room sauna. Developers told The Heron in June 2022 that the Aztec Hotel is set to open by the end of 2023.

Harris Bay returns to the list with this residential project that will transform parts of Tobin Hill and the St. Mary's Strip. The developer is planning a 1,000-unit apartment complex with 70,000 square-feet of commercial space along West Josephine Street. The San Antonio City Council approved the zoning request for the project in February.

A company called Blueprint Hospitality is planning to put a hotel at 145 Navarro St., San Antonio, TX 78205, called El Portal, the Express-News reported in February. The hotel in the old CPS Energy headquarters will have 243 rooms, a restaurant, and a bar. The hotel is set to open in fall 2024.

Developers revealed a new look at a planned five-story residential development near the Alamodome.

Dallas developer Quadrant Investment Properties announced in January 2022 that it was planning a high-end, 342-unit apartment complex at 1220 E. Commerce St., San Antonio, TX 78205, near the Alamodome. Plans showed one- and two-bedroom units and a resort-style rooftop pool overlooking downtown San Antonio. The Historic Design and Review Commission approved the design in May 2022 but timeline has been set.

Dallas-based developer GenCap Partners broke ground on these 372-unit apartments called The Park at Westover Hills on the Westside, according to a news release. The Park will have studio, one-, two-, and three-bedroom units, a pool, fitness center, conference rooms, coffee bar, and two dog parks.

It is set to open by 2025.
